My extensive network and personal approach are fully equipped to support you in every phase of the real estate process. My network consists of lawyers and jurists, buying and selling brokers, construction consultants, accountants and tax specialists, notaries and gestors. If you hire me as your Personal Property Assistant, you will also have access to my network at no extra cost.

Lawyers

The purchase process in Spain is more complex than in most countries and the buyer often enjoys less protection. That is why it is important to hire a lawyer when buying a property in Spain. He or she can carry out important matters for you such as checking ownership for mortgages, charges and/or other attachments, permits for the construction works on the property, the IBI (Property Tax) returns and necessary certificates such as the Cédula de Habitabilidad and the Licencia de Primera Ocupaccion. Your lawyer will also help you with drawing up a preliminary purchase contract, applying for a NIE number and opening a Spanish bank account. I work with a firm of 40 lawyers, legal experts and tax specialists. They provide their services in a package price that you will be quoted in advance. No surprises in the purchase process, which is nice.

Buying agents

In the province of Valencia, it is customary to take a buyer’s agent and pay them a fee as well. In some cases it is possible to purchase a house without a buying agent, I always advise to hire one. The main arguments are 1.dat as local real estate agents, they know the market well, so they know pretty well what a house is worth. 2. They can therefore negotiate well for you and immediately recoup their costs. 3. They are aware of what you can’t find yet. 4. It is always advisable to seek the assistance of a neutral advisor because when buying a home, many people give too much free rein to emotions, which can get in the way of an objective assessment. 5. A certified buyer’s agent will give you guarantees about your deposits and 6. Has liability insurance. Not hiring a buying agent in Valencia can therefore turn out to be an expensive cut.

Building inspection

A technical inspection is not mandatory, but it is highly recommended when buying a property in Spain. You want to know for sure whether everything is structurally sound. The architectural report will provide you with essential information about the current state of the property, any defects and necessary repairs. You can take this into account in your purchase decision and take it into account in your offer on the property. A technical inspection always pays for itself. This inspection is carried out in Spain by an architect and is best carried out before you sign a reservation contract (Contrato de Arras) or otherwise at the time of signing. In case of defects, you can make agreements about this with the owner of the property before you go to the notary and have this recorded in the preliminary purchase contract.

Financial & tax advice

The rental market in Spain is excellent and as an investment, a property in Spain is quickly profitable. And even if you don’t rent it out, it is of course wonderful to live there. However, the tax rules are quite different from the Dutch tax system. For example, as a non-resident in Spain, you also have to pay tax on the value of your holiday home. After the property has been purchased, you will have to pay the property tax (IBI), income tax (IRNR) and wealth tax annually. Rates sometimes vary by region and in all cases depend on your situation. In order not to be faced with surprises, it is therefore highly recommended to be assisted by a good tax specialist and, if you buy for business, also an accountant.
